Mahwah Real Estate Market Report: July 2012

How's the Mahwah real estate market? Here's the report on what properties sold in July 2012, as well as prices and how long they were on the market.

Remember that real estate is local! National media reports may not accurately reflect what’s going on here in Mahwah.  Here are last month’s numbers for Mahwah single-family homes and condos/townhouses sold, according to the New Jersey Multiple Listing Service. 

In addition, this report includes a comparison of the stats for the first half of this year vs. first half of last year.

Single-family homes – July 2012

July saw a decrease from June in the number of homes sold. Eleven single-family homes sold in the month of July, compared to 18 in June.

In July, the average list price of homes that sold was $742,918 and the average sold price was $674,045, which means that homes in Mahwah were at selling 90.729% of their list price, on average. For the listings that sold, the average number of days homes were on the market was 109.

Condos/Townhouses – July 2012

Sales of condominiums/townhouses were also down from the previous month.  At an average list price of $420,222 and average sold price of $395,322, there were 9 units sold in Mahwah in July (compared to 14 in June). The sale price to list price ratio was 94.075 and the average time on the market was 63 days.

As of August 1, there are 84 single-family homes for sale, at an average list price of $ 901,338, and 60 condo/townhouse units available at an average list price of $ 378,174.
