Neighborhood Focus -- Rio Vista Estates

The history behind, and future of, Rio Vista Estates.

Rio Vista Mahwah is a private community located on 466 acres of rolling hills and meadows. It is surround by thousands of acres of Bergen County parkland including Campgaw Mountain, the Ramapo Reservation and the Darlington Golf Course. 

The original developers of the community, Darlington Associates, designed a series of one, two and even three-acre homesites that surround the over 50,000 square foot Crocker Mansion. The property was once owned by the Newark Archdiocese and was once a Jesuit Seminary and part of Seton Hall.

Walsh Hall

The large brick building is divided into 5 sections also known as towers and is aptly named Walsh Hall after the late Archbishop Thomas J. Walsh, who spearheaded the expansion of Seton Hall's seminary campus to the former Darlington Estate between 1933-37. The Seminary remained active until 1982, when the property was sold to the developer,  Darlington Associates.

The building was painstakingly restored by the developers. Their intent was for Walsh Hall to be one of the premier luxury buildings in Bergen County. The building features one and two bedroom apartments with 10 foot high ceilings and luxury appointments including granite counters, commercial appliances and secured entryways. It has 5 elevators; 276 parking spaces plus 64 covered deeded spaces.

The residents of Walsh Hall also have use of the Rio Vista community outdoor pool, weight room, tennis and bocce courts. And the views of the Rio Vista community and surrounding mountainside are outstanding. Prices range from approximately $329,000  for a one bedroom, one bath to the mid-500's for a duplex unit.

Darlington Village

This community within the Rio Vista community features 62 detached townhomes or patio homes. They range in size from 2100 square feet with 3 bedrooms to over 3000 square feet and 4 bedrooms. These single family homes actually live like a townhome. The outside of the home and property is maintained by the homeowners association -- so you can close the door and go! Literally the best of both worlds.

The residents of Walsh Hall and Darlington Village enjoy the same amenities as the rest of the Rio Vista Community. The patio homes in Darlington Village range from the low 800's to over $1.1 million dollars.

Rio Vista Estate Homes

The balance of the community features custom built homes on either a one, two or three-acre lots. Each home is as unique as its homeowner. The "look" from the street is maintained by an architectural covenants commitee made up of the Rio Vista Board and the homeowner's association. Home prices range from $970,000 to well over 3.5 million dollars.

The Rio Vista Community Amenities

These homes are all set within green belted areas and common use areas for residents including the pool, recreation and clubhouse center, parks, tennis courts and expansive lawn areas. The recreation center includes a fitness center with a weight room, sauna, showers & locker areas. Residents can also enjoy tennis, handball & bocce courts as well as a children's play areas.
