The current Crossroads proposal does not include plans for another hotel and office buildings, but developers said it could if a rec field is not built on the property.
Mahwah could see ordinance-allowed changes to the Crossroads Town Center site plan if the township’s Planning Board decides a ball field behind the shopping complex is not a good idea. Representatives of the site’s developer last week said, though it is not in the plans now, an additional 150,000 square feet of hotel or office space could be added to the plan for the development. The ordinance allowing for the center would allow for the additional building or buildings, however the current Crossroads proposal – which is seeking preliminary site plan approval from the Planning Board – is only proposing 600,000 square feet of retail, movie theater and restaurant space. Developer representatives said last week that if the board decides to nix…

Pending litigation over the proposed 600,000 square foot retail development will not settle, report says. The lawsuits now await a judge’s decision.
After two rounds of discussions at a Superior Court in Hackensack, the three parties involved in two pending lawsuits surrounding the proposed Crossroads Town Center development on Route 17 will not settle out of court, NorthJersey.com reported Wednesday. According to the report, the Committee to Stop Mahwah Mall, a resident group that formed in 2011 to fight the proposed project, demanded during settlement talks this week that the two “big box stores” be removed from the developer’s plan. Representatives for the Crossroads Developers refused to bend on the design, saying that they must stick to the specifications in the ordinance allowing for the development, the report said. On Monday, CSMM lawyer Michael Kates met with Crossroads …

Though the interior of the proposed 600,000 square foot shopping center is designed to be pedestrian-friendly, officials said Monday night sidewalks and bike paths leading into the Route 17 development likely won’t happen
Locals planning on shopping, dining, or catching a flick at the Crossroads Town Center development – a proposed 600,000 square foot shopping center surrounding Mahwah’s Sheraton Hotel – should plan to get there via car or bus. That was the message at an ongoing Planning Board hearing Monday night after several residents asked whether or not the Crossroads developer would consider adding sidewalks to connect Stag Hill neighborhoods to the entrance of the development. The sidewalks would need to cross a Route 17 overpass and make their way into the proposed development, which developer Tony DiGiovanni said would be too dangerous to work. “We would want to discourage [pedestrian traffic] across an interstate highway,” DiGiovanni said. Some …

Two lawsuits surrounding the passage and repeal of zoning laws allowing for a retail shopping development at the Crossroads property surrounding the Sheraton in Mahwah may be moving toward a settlement, NorthJersey.com reported Thursday. Representatives of the Crossroads Developers, the township, and the ‘Committee to Stop Mahwah Mall’ citizens group all met with Judge Alexander Carver III this week, who has yet to make a decision on the lawsuits, which he heard in September, the report said. “I think the court’s thinking is that this would create an opportunity for the developer and the town to create a better plan, now knowing what problems have been encountered,” Andrew Kates, attorney for the CSMM, said in the article. All three …

The movie theater proposed to be a part of the Crossroads Town Center development would have one parking space for every five movie theater seats
A movie theater that would be at the top of the pedestrian-friendly area of the ‘Crossroads Town Center’ shopping development proposed for the land surrounding the Sheraton Mahwah Hotel just got a bit smaller. According to a developer presentation Monday night at an ongoing Planning Board hearing on the plans for the 600,000 square foot shopping center, the theater, which was previously proposed to have 3,000 seats, will now have 2,035. Though representatives of the Crossroads Developer said the exact number of screens built would be up to the independent theater vendor that would operate the facility, that many seats would typically make up an 8-12 screen theater. The change was in response to board concerns about parking near the theater…

The ongoing testimony in front of the township's Planning Board is not slated to discuss traffic concerns Monday night
The year’s final session of an ongoing public hearing on the Crossroads Town Center, a 600,000 square foot retail, restaurant and movie theater development proposed at the intersection of Routes 17 and 287, is Monday night. At the last session, the developer presented an updated plan for the traffic patterns surrounding the Crossroads land. Though the traffic testimony was not completed at the Dec. 3 meeting, a discussion on traffic is expected to be carried to 2013. Another aspect of the Crossroads proposal will be discussed, and subject to Planning Board and public questioning, at a meeting at town hall at 7 p.m. Monday.

Latest version of the traffic plan for the 600,000 square foot shopping center is a response to board, resident concerns, developer says
A new proposal for the traffic configuration at the Crossroads shopping center development had members of the Mahwah Planning Board and the public question whether one entrance to the shopping center, or two, would be best. Crossroads traffic expert Daniel Disario presented the latest iteration of the road improvement plan at the site of a proposed 600,000 square foot Crossroads Town Center shopping development at a public hearing Monday night. According to Disario, the changes proposed were in response to comments and concerns raised by the Planning Board, township engineering professionals and residents at previous public hearings. The new plan calls for the main entrance to the proposed shopping center to move from Leisure Lane up to …

Experts are expected to testify about traffic at the planned development
The ongoing public hearing on the plans for a 600,000 sq. foot shopping center at the Crossroads land at the intersection of Routes 17 and 287 continues Monday night at a 7 p.m. Planning Board meeting. At the last Planning Board Crossroads hearing, in October, residents and board members questioned the feasibility of a plan to build a ball field at the back of the Crossroads property. The hearing started in February, and has since laid out initial plans for architecture, design, traffic patterns and environmental concerns at the Crossroads site. According to a NorthJersey.com report, an ongoing presentation on traffic is expected to continue Monday night. Thus far, experts working on behalf of Crossroads Developer, LLC have presented …

The Committee to Stop Mahwah Mall asked Thursday night if the council would instruct its attorney not to defend the council against allegations that it improperly passed an ordinance allowing for the Crossroads retail development
The Mahwah Town Council decided Thursday night not to instruct its attorney to stop defending the town in a lawsuit filed against it by the Committee to Stop Mahwah Mall. Members of the Committee asked the council at a meeting Thursday if members would share their opinions on whether or not they agree with an ordinance that was passed last March allowing for a retail development on the Crossroads property at the intersection of Routes 17 and 287. The CSMM resident group sued the township in an attempt to invalidate the ordinance. The council rescinded the ordinance last August, prompting another lawsuit from the developer looking to build a 600,000 sq. foot center on the site. Both cases were heard in Hackensack last month and are pending …

Board members say state-sanctioned remediation methods, like two feet of new soil between the contaminated area and the field, will not be enough to satisfy township parents
A proposed ball field that would be built behind the Crossroads Town Center shopping development was a point of contention Monday night during environmental testimony at a continued Planning Board Public Hearing about the proposed development. The field is part of the site plan for a 600,000 square foot shopping center proposed for the land surrounding the Sheraton Mahwah Hotel, at the intersection of Routes 17 and 287. The site was formerly the home of the Ford Motor Company plant that operated in the township from the mid-1950’s through 1981. Crossroads environmental law expert Robert Crespi testified Monday that levels of contamination remaining on the site, most of which is contained to the rear of the property, would be capped and …
