Mahwah could see ordinance-allowed changes to the Crossroads Town Center site plan if the township’s Planning Board decides a ball field behind the shopping complex is not a good idea. After two rounds of discussions at a Superior Court in Hackensack, the three parties involved in two pending lawsuits surrounding the proposed Crossroads Town Center development on Route 17 will not settle out of court, NorthJersey.com reported Wednesday. According to the report, the Committee to Stop Mahwah Mall, a resident group that formed in 2011 to fight the proposed project, demanded during settlement talks this week that the two “big box stores” be removed from the developer’s plan. Representatives for the Crossroads Developers refused to bend on the design, saying that they must stick to the specifications in the ordinance allowing for the development, the report said. Two lawsuits surrounding the passage and repeal of zoning laws allowing for a retail shopping development at the Crossroads property surrounding the Sheraton in Mahwah may be moving toward a settlement, NorthJersey.com reported Thursday. The movie theater proposed to be a part of the Crossroads Town Center development would have one parking space for every five movie theater seats
A movie theater that would be at the top of the pedestrian-friendly area of the ‘Crossroads Town Center’ shopping development proposed for the land surrounding the Sheraton Mahwah Hotel just got a bit smaller. According to a developer presentation Monday night at an ongoing Planning Board hearing on the plans for the 600,000 square foot shopping center, the theater, which was previously proposed to have 3,000 seats, will now have 2,035. Though representatives of the Crossroads Developer said the exact number of screens built would be up to the independent theater vendor that would operate the facility, that many seats would typically make up an 8-12 screen theater. The year’s final session of an ongoing public hearing on the Crossroads Town Center, a 600,000 square foot retail, restaurant and movie theater development proposed at the intersection of Routes 17 and 287, is Monday night. At the last session, the developer presented an updated plan for the traffic patterns surrounding the Crossroads land. Though the traffic testimony was not completed at the Dec. 3 meeting, a discussion on traffic is expected to be carried to 2013. Another aspect of the Crossroads proposal will be discussed, and subject to Planning Board and public questioning, at a meeting at town hall at 7 p.m. Monday.

Experts are expected to testify about traffic at the planned development
The ongoing public hearing on the plans for a 600,000 sq. foot shopping center at the Crossroads land at the intersection of Routes 17 and 287 continues Monday night at a 7 p.m. Planning Board meeting. At the last Planning Board Crossroads hearing, in October, residents and board members questioned the feasibility of a plan to build a ball field at the back of the Crossroads property. The Mahwah Town Council decided Thursday night not to instruct its attorney to stop defending the town in a lawsuit filed against it by the Committee to Stop Mahwah Mall. Members of the Committee asked the council at a meeting Thursday if members would share their opinions on whether or not they agree with an ordinance that was passed last March allowing for a retail development on the Crossroads property at the intersection of Routes 17 and 287. The CSMM resident group sued the township in an attempt to invalidate the ordinance. The council rescinded the ordinance last August, prompting another lawsuit from the developer looking to build a 600,000 sq. foot center on the site.
